The law protecting tenants is being circumvented to appease landlords and Estate agents.
Any rental contract that is written to enforce deductions from Deposits is illegal. It's against the law and needs to be challenged at the Rental Tribunal.
Why do Estate agents bring on clauses that effectively lead to tenants loosing there money on deposit ? Clauses specifically to deduct.
ALL the may be deducted from your deposit is Arrears rental and Damages. That's according to the law.
Check your rental contract. They will try and force you to sign the contract they produce and if you query this. They will tell you to look for another rental as you don't have the right to query this.
There seems to be a emergence of a group of Estate agents thinking they above the law.
Evictions can't just happen of you have not breached any contract,or you not in arrears. If you get a notice of termination or eviction. Lodge a complaint at the " Rental Tribunal"
This will lead to an investigation to which they will have to answer to. It also means they need three months to investigate and the Agent/ Landlord isn't allowed to enforce any eviction.
You also need to know that you may oppose the eviction which then start to cost the Landlord money.
Laws pertaining to this industry needs to be implemented and it's our intention to help protect anyone facing these evictions.
